What Can You Expect for the 2014 Real estate Market?



Welcome back and happy holidays! The new year is just days away and I wanted to take a look at what happened in 2013. We had a fantastic year. There were great opportunities for both buyers and sellers.

As we move in to 2014, we are seeing continued tight inventories. A lot of people want to know how the market will be, should they sell, etc. I love selling homes, but it's my belief that if you wait to sell your property for 36-48 months it will benefit you tremendously. Also, last Saturday was a huge success. Everyone had a great time celebrating with lights and other festivities.

What Can Cayucos Expect in the Future?



Thank you for joining me today. We've had a great year in real estate. So good in fact, that national economists question whether the market may have got ahead of itself.

Well that might be true in some areas of the country, our beautiful Cayucos is seeing just the beginning of its potential.

There area 19 homes for sale right now; last year there was 35 and the year before that there was 45. There is low inventory and a high demand for our unique beach town. There's no other community on the coast of California that offers a lifestyle like ours.

Christmas in Cayucos



Welcome back to my blog! The holidays are here and I just wanted to remind you about our annual Christmas in Cayucos event. It’s on Dec. 14th from 5pm-8pm and it’s always a great time. There will be free horse-carriage rides, Santa and Mrs. Clause will be there, refreshments, entertainment and so much more. Make sure you don’t miss out!

23rd Annual Cayucos Car Show, November 2nd

For a while it seemed like all we heard about was the government shutdown. A lot of people wanted to know how it affected our marketplace. While it did cause a slight pause, the market is still strong and only getting better.

Why is it important to price accurately?



Properly pricing a home is one of the most important parts of selling. Statistics show that a home receives the most exposure during its first two weeks on the market. It’s vital that your home is priced reasonably because you can’t get that first impression back.

Many sellers and agents make the mistake of pricing their property too high. Buyers in today’s market are smart; they want a price tag that matches the home. After a home sits on the market for a few months, many times buyers will come in and make low offers. You may end up selling your property for less than you would have if you priced reasonably in the beginning.

The Cayucos Real Estate Market



Welcome back to my video blog! Today, I wanted to talk to you about what’s been happening in our real estate market here on the central coast.

We have seen a lot of activity in the first half of 2013. We’ve had low inventory and we are seeing appreciating property values. In many instances there are multiple offer situations.

The increased interest rates have slowed the market a bit, but homes are still appreciating and buyers are still looking for the right home!

Fall is just around the corner and from my experience it is the busiest quarter of the year. Not only is the weather fantastic but buyers and sellers are motivated too.

Remember, the Morro Bay Avocado and Margarita Festival is coming up this Sept. 14-15th!  This is the seventh annual event and it should be a fantastic time. I hope you can join!

An Introduction to Cayucos and the Dale Kaiser Team



Hello and welcome to my first video blog! My name is Dale Kaiser and I’m the owner and broker of Dale Kaiser Real Estate here in beautiful Cayucos. I’ve been an active real estate broker for more than 30 years.

My partner Megan McAlpin and I focus primarily on single family homes, beach front properties and ranch properties in northern San Luis Obispo County. We have been blessed with 30 years of fulltime real estate sales and enjoying the gorgeous Cayucos lifestyle.

We are located on the 50 yard line between San Francisco and Los Angeles as well as roughly halfway between Santa Barbara and Carmel. This area has benefitted greatly from all the conservation efforts. We really are the last of a dying breed. Many small beach towns have become busy, but we have maintained a peaceful little beach town.

I just wanted to introduce myself and my real estate blog today! In future videos I will tell you more about the great conservation efforts we have, the Cayucos real estate market and other things relative to our area!
