Cayucos Real Estate Update for Spring 2014

I just wanted to give you all a brief update on what is happening here in beautiful Cayucos.
  • We are seeing some additions to our inventory.
  • Buyer activity has slowed down slightly, but after tax season we expect to see lots of activity.
    • This makes me believe that now is the perfect time to start looking for a home because there will be less competition now than when we get to June or July.
  • During my 31 years as a real estate agent, I've noticed that the biggest time for real estate along the Central Coast is between July 1st and Thanksgiving.
    • If you're thinking of selling, now would be a great time to start preparing your home for a sale when the market picks up in a month or two.

Help Save the Pier to Keep Cayucos Beautiful!

Today I am with the treasurer of the Save Cayucos Pier Foundation, Laurie Leary. She is a longtime local CPA here in Cayucos and she's going to be talking about the Foundation today because I have been getting a lot of questions about it.

The foundation has raised over $500,000 dollars since the campaign started last 4th of July. Donations are still being accepted, and there is also a program where you can buy a plaque that will be placed on the pier with your name on it if you want to make a larger donation.

Initially the foundation pledged $100,000 dollars to the county, but now with all of the extra assets, the foundation plans to use the extra money for improvements to the pier, as well as fund the ongoing maintenance of it. Every three years the pier will be inspected both above and under water as part of this program. 
About $250,000 has already been spent to stabilize the pier (this is the county's money), and another $1 million will be needed for the renovation. The county has told us that they're confident they can raise these funds to do the necessary work.

The 12-week renovation project will begin in July when all the necessary permits are obtained. Hopefully the pier will reopen this fall.

Happy New Year and welcome to my first video blog of 2014 where I'm going to be sharing an exciting market forecast for you.

What I would like to say first is that we're confident that we're heading towards a strong market, as real estate cycles usually move up and down in 8-year cycles. We're still recovering, but we will be on our way to a strong market soon.

A good sign that I'm currently seeing is the large amount of pressure on our existing inventory: Properties are receiving multiple offers and selling the first day on the market.

If you're selling: Now would be an excellent time. With such a short amount of inventory you could maximize value and get a great price for your property.
If you're buying: This is not the easiest market to buy in, but give us a call and we'd be glad to help you find a home at an affordable rate and price.

Cayucos Real Estate Recovery In Full Swing Promises Excellent Year Ahead

There is a lot of hype about the real estate market and it is with good reason! Around the nation and locally, much discussion has centered on the strong recovery that we witnessed last year and in turn, what is shaping up again this year.

It turns out that real estate recoveries in general tend to last for 8-year cycles and right now we are about two-thirds or so through a housing recovery. In fact, the Fed finally began to taper its aggressive stimulus program in 2013 after seeing the bounce back effect and positive trends across the board in most markets.

Price Increases, Moving Inventory, Increasing Sales Volume

Moving ahead, we can expect to see an increase in sales prices as sellers realize higher market values with increase demand and continued lower supply. Interest rates remain fairly low, despite continuously rising rates buyers recognize rates are relatively low and housing demand remains high. Increased demand is partly attributed to a stronger economic outlook but also great consumer confidence in the housing market overall. We expect to see increasing sales volumes throughout the year, which will benefit sellers and buyers alike.
